Real estate & partnership tax
Built on trust
Full service tax, accounting, and advisory services tailored to individuals and businesses. We combine technical expertise with personalized attention to deliver exceptional results.
Support that understands the transaction.
Real estate tax turns on the details of the deal: how the entity is structured, how the partnership agreement allocates items, how the property is depreciated, and whether your hours qualify you to use losses in the year they arise.
We work from the documents the transaction actually produced, rather than reverse-engineering it from a trial balance in March.

How it works
We read the documents

Basis, allocations, and losses, so you know what is usable this year.
We file and deliver K-1s
On the partnership timeline, so partners are not left waiting.
Common questions
How tight are the 1031 exchange deadlines?
Tight, and they are not extendable for ordinary reasons. You have 45 days from closing on the property you sold to formally identify replacement property, and 180 days to close on it. Both run from the same date, and the 180 days is not 180 days after the identification. Talk to us before the sale closes, not after.
Why can't I use my rental losses this year?
Rental activity is generally passive, and passive losses can usually only offset passive income. The main exception is qualifying as a real estate professional, which requires more than half of your working time and more than 750 hours a year in real property trades or businesses you materially participate in. It is a factual test, and documentation matters if it is ever examined.
Is a cost segregation study worth it?
Sometimes. It accelerates depreciation by separating shorter-life components from the building, which helps if you can actually use the deduction now. If your losses are already suspended as passive, you may be accelerating a deduction you cannot use. We look at the whole position before recommending one.
When will partners get their K-1s?
Partnership returns are due 15 March, moving to 16 March in 2026, with extensions to 15 September. Partners need their K-1 before they can file personally, so we work to the partnership deadline rather than the individual one.
